Terms and Conditions:

Bookings:

The booking form must be completed and signed by the party leader (the client) who must be aged 18 years or over. The completion of the booking form confirms your acceptance of the terms and conditions set out below. By signing the booking form the client certifies that he/she has the authority to act on behalf of all the persons named on the form, including any substitutions or additions by any subsequent agreed amendments to the booking. The client must notify the owner of any changes. The accommodation cannot be sub-let shared or assigned to any other than the persons named on the booking form. Reservations are for a minimum of 7 nights other than by prior arrangement. The number of occupants must not exceed 10. The owner does not permit smoking in the villa. No pets are permitted.

Deposit and Payment:

A non-refundable deposit of £150.00 (or equivalent in US Dollars) is required within 5 days of the original booking. Cheques should be made payable to J. K. Turner. The balance must be paid 8 weeks prior to commencement of your holiday. If booking is made within 8 weeks of departure then full payment must be made at the time of booking.

Amendments:

Once the booking has been confirmed amendments can only be made at the owner's discretion, these must be received in writing at least 8 weeks prior to the commencement of your holiday.

Duration of Holiday:

The number of nights will be clearly stated on our confirmation.

The villa cannot be entered before 04:00 pm on arrival date stated (check-in) and must be cleared before or at the latest by 11:00 am on departure date (check-out) stated in your confirmation.

Security Deposit:

All reservations are due a security deposit of US$300 per stay. The deposit will be collected by our agents, Select Vacation Homes on arrival. You will be asked to sign a Credit Card slip. This will not be taken off your account, unless damage to the property has been reported. If the customer is not a credit card holder, they only accept a US$300 cash deposit, and this will be refunded within 30 days of departure after an inspection of the villa. If you arrive after business opening hours, you need to contact their offices the next business day to fulfil this security deposit obligation.

Cancellation:

By client - Any cancellation by the client must be notified in writing to the owner.

The following penalties will apply:

More than 8 weeks - Deposit only
Less than 8 weeks - 100% of rental charge

By owner - In the unlikely event that circumstances beyond our control necessitate cancellation of the booking we will refund any monies paid by the party leader (without interest, compensation or consequential loss of any kind). We reserve the right to cancel the booking if the balance payable is not received 8 weeks prior to departure.

Price Guarantee:

The prices quoted are subject to change. However, the rental price for the villa is fully guaranteed once the deposit has been paid and the acknowledgement/receipt has been issued.

Brochure Description:

Whilst all information supplied on this website is deemed to be correct and to the best of our knowledge, it is understood that the information and photographs supplied are for guidance purposes only and does not form part of any contract. The owner or their agents reserve the right to make any modifications deemed necessary.

Liability:

Although every effort is made to ensure that the villa is in perfect condition the owner or their agents accepts no liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the villa or pool. This waiver extends to people visiting the villa as guest of the client(s). Guests are specifically advised not to allow unsupervised children to use the pool, no diving is permitted and glass is not to be used in the pool area.

The client is responsible for taking out adequate insurance to cover all risks.

No liability is accepted by the owner for loss of mains services or failure of appliances, nor any actions taken in the vicinity of the property by any authority over which the owner has no control.

The villa is situated on a community, which consists of both residential and vacation homes. The owner or their agents cannot be held responsible for any ongoing construction or alterations to existing villas or any noise on or around the community.

Force Majeure

The owner and their representatives accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation, or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond their control

Law:

This contract is subject to and shall be construed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.

Extras:

Customers will only be charged for extras if explicitly demanded. Options are:


1. Pool heating: £85 per week
2. Cot/Crib: US$ 30 per week (Paid to management company)
3. High Chair: US$ 30 per week (Paid to management company)
4. Rollaway bed: US$ 30 per week (Paid to management company)
5. Maid Service is possible: prices on demand

Customer is responsible for all damages caused to the rented premises or/and its contents. By renting a vacation home, customer acknowledges and agrees to all our terms and conditions.
